Position Summary The Physical Plant and Custodial Services departments at Saint John’s University invite applications for the full time, benefit-eligible position of General Services Technician. Under the direction of the Custodial Operations Manager (COM), this position is responsible for assisting with monitoring, documenting, tracking, and responding to work order requests within the scope of general services, including work associated with chemicals/dispenser units, appliances, pest control, window coverings, furniture, mattresses, equipment, and deliveries. This position is also responsible for management of the custodial services warehouse, including ordering supplies with outside vendors, tracking quantities, and filling internal supply orders for individual buildings on campus. The General Services Technician will also assist with managing the work of outside contractors (carpet cleaning, windows, appliance repairs, etc.). SJU offers competitive salaries and a comprehensive benefits program Responsibilities The General Services Technician is an integral member of the custodial management team and contributes to the development and implementation of departmental policies, security of equipment and facilities, and the overall operation and delivery of custodial services. - Assist with management and completion of all work orders in the department’s work order system (TMA). This includes scheduling and completion of repairs, moves, and deliveries, along with application of appropriate charges and closeout of all completed work orders. - Manage and coordinate warehouse inventory/stock levels. Oversee the internal supply ordering process, including creation and processing of Purchase Orders and Sales Orders in the work order system. Place supply orders with vendors as needed to ensure adequate stock of supplies. - Assist with repair, transport, and delivery of Custodial department equipment and supplies (C3 Machines, vacuums, window coverings, furniture, and chemicals). - Assist with management all custodial dispensers, including repair and replacement (toilet paper, paper towels, soap, etc.). - Assist with installation and moving of furnishings and equipment in offices, residence halls, and classrooms throughout campus. Assist with management of furniture inventory and organization for furniture storage areas. - Help coordinate Pest Control needs and services, including working with outside vendors and setting/providing pest control equipment to various locations on campus as needed. - Investigate issues with appliances and coordinate repairs with outside vendors on a weekly basis. - Coordinate with Environmental Health & Safety Department for disposal of light bulbs, including pickup and delivery of bulbs to designated pick up location. - Assist with maintenance of all Custodial Department vehicles. - Other duties as assigned. Workplace Health, Safety and Security - Ensure precautionary measures are taken to safeguard employees, residents and others when wet mopping, running machines, and using products and equipment. - Understand the ingredients for all cleaning products, including their purpose and methods prescribed for optimal use. Ensure that safety data information for the use of all products is followed. - Ensure security of all equipment, tools and materials used by custodial staff, and monitor the security of equipment storage areas within each building. - Understand the purpose for which each piece of equipment was purchased, and restrict its use to those purposes, unless otherwise authorized. - Maintain safe working conditions and promote accident prevention. Qualifications - Physical Requirements: Frequent walking and climbing stairs; ability to work both indoors/outdoors; ability to lift heavy materials (50 lbs. +); ability to work with strong cleaning products and fumes; ability to operate a variety of equipment and work on ladders at heights up to 20 feet. - General equipment and/or furniture repair/troubleshooting experience required. Experience with repair of custodial related equipment, furnishings, and window coverings preferred. - Ability to operate a computer to conduct communications & departmental business utilizing Microsoft Office, the department’s work order system software (TMA), etc. - Effective skills in time/project management, problem-solving, organization and planning. - Must have a Minnesota class D driver license and be DOT certified or ability to acquire certification. - Working knowledge of a variety of cleaning products, equipment and safety requirements. Must be able to work with strong cleaning products, fumes and/or cleaning aids. - Effective communication and interpersonal relations skills to build positive working relationships with faculty, staff, guests and students. - Ability to adjust work schedule, work hours and workdays to meet the needs of the department and University. (Standard work shift will be 6:00 a.m. to 2:30 p.m. Monday-Friday but, may be flexible depending on assignments/projects.) AFLAC SUPPLEMENTAL INSURANCE This voluntary plan offers an additional level of financial protection for you and your family in the event of a serious accident or illness. LIFE INSURANCE CSB/SJU provides a Basic Life and Accidental Death and Dismemberment (AD&D) policy to employees. This insurance is effective on the first of the month following date of hire. The amount of term insurance provided is based on your annual salary as follows: Salary Life Insurance $0-$20,000 $50,000 $20,001-$37,500 $75,000 $37,501-$50,000 $90,000 $50,001+ $100,000 Employer provided life insurance in excess of $50,000 is subject to imputed income tax (a tax on the value of the premium). You may also purchase additional life insurance in increments of one, two, three, or four times your annual salary. There is also a dependent life insurance package available. LONG-TERM DISABILITY After one year of benefit eligible employment, CSB/SJU provides disability coverage in the event of an illness or injury that prevents you from working. This plan provides a benefit that equals 60% of your basic monthly earnings to a maximum monthly benefit of $11,000. This benefit may be payable, provided the employee is unable to perform the usual and customary duties of his/her occupation. VACATION Paid vacation is accrued based upon FTE and the number of years employed. Vacation is cumulative from year to year to a maximum of 240 hours. Employees working 100% time receive the following: Years of Service Full-time annual accrual 0 to end of 2nd year 10 days beginning 3rd to end of 5th year 13 days beginning 6th to end of 10th year 16 days beginning 11th year and beyond 20 days FLEXIBLE SPENDING ACCOUNTS HEALTH SAVINGS ACCOUNT These plans allow employees to set aside part of their salary on a pretax basis to pay for IRS approved expenses. VISION PLAN This voluntary plan offers affordable vision coverage for routine eye exams, eyeglass lenses and frames, and contact lenses. Discounts on hearing exams and hearing aids are also included. TUITION REMISSION Tuition remission is an educational benefit provided by CSB/SJU. A full time employee and spouse (if applicable) are eligible for tuition free educational benefits the first full semester after six months of employment. The payment of special fees is the responsibility of the employee. Full time employees may enroll for one undergraduate course per term, which includes summer; up to a maximum of 2 courses per year. There is also a tuition remission program for dependent children of full time employees. This program provides a financial resource to a son or daughter for meeting the tuition costs of undergraduate education. Eligibility begins the fall or spring semester following 5 years (60 months) of continuous full-time employment. CSB/SJU will grant tuition remission the next full semester to the dependent, providing the dependent meets the academic requirements. There are also two consortia programs in which CSB/SJU participate where employees' children may apply for scholarships to attend other colleges/universities. PARENTAL LEAVE A paid leave (up to 15 days) will be granted to eligible employees upon the birth or adoption of a child, pro-rated based on FTE. New employees are eligible for this benefit after twelve months of employment. SICK LEAVE Full-time employees earn up to 9 days of sick leave per year, pro-rated based on FTE. Sick leave is cumulative from year to year up to a maximum of 720 hours (90 days). Employees may also use accumulated personal sick leave to care for ill family members. RETIREMENT Defined Contribution Plan CSB/SJU provides a retirement program for all qualified full time employees. The program is administered by Teachers Insurance and Annuity Association (TIAA). Enrollment in the retirement plan will be effective the first day of the month following the date of hire unless the employee elects to opt-out. TUITION ASSISTANCE The tuition assistance plan is an educational grant provided by CSB/SJU to a qualified son or daughter of a full time employee toward meeting the tuition costs at Saint John's Preparatory School. The dependent must meet the eligibility criteria in order to receive this grant.
